Arrival & departure
- • Check-in: 4:00 PM (flexible if not occupied the night before; you’ll be notified).
- • Check-out: 10:00 AM (late checkout requires advance approval and is subject to availability).
- • Overstaying without approval may incur an additional night’s fee and removal of occupants and belongings.
- • Only registered guests may stay overnight. Day visitors must be approved in advance.

During your stay
Please, no loud voices, music, amplified speakers, or similar outside noise at any time, in respect to the neighbors. The garage and two storage closets are not accessible to guests. The upstairs studio is available to bookings of 12 or more adult guests unless otherwise arranged.
Smoking & vaping
Smoking or vaping of any substance is strictly prohibited inside the home. Outdoor smoking is permitted only with doors and windows fully closed. Use ashtrays and dispose of butts safely; this is a high fire-risk zone. Evidence of smoking inside may result in a $500 fine and early termination.
Events & gatherings
No events, parties, or large gatherings are permitted. The listing’s guidelines include more than 4 non-registered guests at any time, more than 6 vehicles, a total group size of 21 or more, catering services, DJs, dance floors (except a private chef indoors), or vehicles parked on the main street. Unauthorized events may result in a fine of up to $3,000 and immediate eviction without refund.
Safety & security
Lock all doors and windows when leaving. Report suspicious activity, malfunctions, or concerns to the host immediately. Do not tamper with security devices or pool/spa equipment; fines up to $1,000 may apply. The pool is not fenced, so children and pets must be supervised at all times.
Pool, spa, BBQ & EV charging
Spa use is complimentary in the evenings, typically 5 PM–10 PM, upon request. Pool heating must be requested at least 48 hours in advance and is charged by season. Clean the BBQ after use; improper disposal of hot coals or ashes is prohibited. The free Level 2 EV charger defaults to Tesla; bring an adapter for other vehicles and provide advance notice.
Pets & cleaning
Well-behaved dogs under 60 lbs are welcome with prior approval at $60 per dog per stay, with a maximum of 2 pets unless agreed in writing. Include pets in the reservation, protect furniture, and clean up after them. For stays longer than 5 days, fresh linens and towels are available on request every 5 days. Before checkout, load dirty dishes into the dishwasher with a soap pod and run a quick cycle, and tidy major messes.
General conduct
The booking guest must be 21 or older and present during the stay. No illegal activity, subletting, commercial filming, or for-profit activities without written approval. Alcohol is permitted on site at guests’ own risk; please drink responsibly. The property is provided as-is—notify the host promptly if something is not functioning as expected.
